RURAL MUNICIPALITY OF SHERWOOD NO. 159

Proposed bylaws, (Bylaw No.s 08/18 and 13/18) to amend the Official Community Plan Bylaw No. 16/16 in the RM of Sherwood No. 159

Public notice is hereby given that the RM of Sherwood No. 159 intends to adopt bylaws under The Planning and Development Act, 2007 to amend Bylaw No. 16/16, known as the Official Community Plan Bylaw.

Purpose:

Bylaw No. 08/18 intends to:

  1. Append a Concept Plan to the Official Community Plan for a Rural Residential subdivision located at Parcel A, Plan 71R27608 within the NW 6-17-21-W2 as a Schedule to Bylaw 16/16. The Concept Plan provides a detailed development framework for the area within the bold dashed line shown on Map ‘A’.
  2. by re-designating on Schedule B: Future Land Use the Plan of Proposed Subdivision legally described as Parcel A, Plan 71R27608 within the NW 6-17-21-W2 from Agricultural to Rural Residential for the area within the bold dashed line shown on Map ‘A’.

Bylaw No. 13/18 intends to:

  1. Append a Concept Plan to the Official Community Plan for a Highway Commercial subdivision located within the SW 2-17-21-W2 as a Schedule to Bylaw 16/16.
  2. by re-designating on Schedule B: Future Land Use and Schedule B3: Future Land Use Detail the SW 2-17-21-W2 and the SE 3-17-21 W2 from Agricultural to Commercial/ Light Industrial for the area within the bold dashed line shown on the map below.

Reason:  To be consistent with the Official Community Plan (Bylaw 16/16) Policy 3.4.2.

Proposed bylaws, (Bylaw No.s 03/19 and 14/18) to amend Zoning Bylaw No. 18/17
in the RM of Sherwood No. 159

Public notice is hereby given that the RM of Sherwood No. 159 intends to adopt bylaws under The Planning and Development Act, 2007 to amend Bylaw No. 18/17, known as the RM of Sherwood Zoning Bylaw.

Purpose: 

Bylaw No. 03/19 is intended to to amend Bylaw No. 18/17 as follows:

a) Zoning District Map 4 is amended by rezoning from Agricultural District (AG) to Rural Residential District (RR) all land within the bold dashed line shown on Map ‘A’ legally described as Parcel A, Plan 71R27608 within the NW 6-17-21-W2; and

b) By amending Section 6 by adding to the first sentence of Section 6.2.3.1 a) the following:

“, except where the remaining land area was less than 120 acres prior to the subdivision under consideration.”

Bylaw No. 14/18 is intended to to amend Bylaw No. 18/17 as follows:

a) Zoning District Map 4 is amended by rezoning from AG – Agricultural District to HC – Highway Commercial District all land within the bold dashed line on the Plan of Proposed Subdivision below:

Reason:  To allow the appropriate zoning to accommodate the proposed subdivision and development to proceed.

Public Inspection:  Any person may inspect the proposed bylaws at the RM of Sherwood Office between 8:00 am and 4:30 pm, Monday to Friday excluding statutory holidays.  Copies are available at cost.  The bylaws are also available on the RM of Sherwood website:

Public Hearing:  Council will hold public hearings on Wednesday, July 10th, 2019 at 5:30 pm in the Council Chambers at the RM of Sherwood Office to hear any person or group who wishes to comment on the proposed bylaws.  Council will also consider written comments received at the hearing or delivered to the undersigned at the RM of Sherwood office before the hearing.
