Notice of Public Hearing – Bylaw No. 09/17, 10/17 and 11/17

PUBLIC NOTICE 

RURAL MUNICIPALITY OF SHERWOOD NO. 159

A proposed Bylaw, (Bylaw No. 09-17) to amend Bylaw 10/91 in the RM of Sherwood No. 159

Public notice is hereby given that the RM of Sherwood No. 159 intends to adopt a bylaw under The Planning and Development Act, 2007 to amend Bylaw 10/91, known as the Sherwood – Regina Planning District Zoning Bylaw.

Purpose:  Bylaw 09/17 is intended to rezone the area within the bold line in the map below from I-Industrial Zone to A-Agriculture Zone.

Affected Land:  The land to be rezoned is legally described as NE 8-17-20-W2, Ext 2.

Reason:  To follow Provincial directive to rezone the south portion of the property to A-Agricultural Zone.  Furthermore, administration is requiring the remainder to be rezoned to A-Agricultural Zone to allow for proper interpretation and administration of the zoning bylaw.

 

A proposed Bylaw, (Bylaw No. 10-17) to amend Bylaw 9/91 in the RM of Sherwood No. 159

Public notice is hereby given that the RM of Sherwood No. 159 intends to adopt a bylaw under The Planning and Development Act, 2007 to amend Bylaw 9/91, known as the Sherwood – Regina Planning District Development Plan.

Purpose:  Bylaw 10/17 is a concept plan intended to provide a detailed development framework for the area within the bold dashed line shown on the map below (proposed parcel HH).  The bylaw also intends to re-designate the area within the bold dashed line shown on the map below from Agricultural Area to Commercial Area.

Affected Land:  The land to be affected by the concept plan and to be re-designated is legally described as Proposed Parcel HH, NW 36-16-20-W2.

Reason:  To create land use policy and a detailed development framework to accommodate rezoning for a commercial subdivision.

 

A proposed Bylaw, (Bylaw No. 11-17) to amend Bylaw 10/91 in the RM of Sherwood No. 159

Public notice is hereby given that the RM of Sherwood No. 159 intends to adopt a bylaw under The Planning and Development Act, 2007 to amend Bylaw 10/91, known as the Sherwood – Regina Planning District Zoning Bylaw.

Purpose:  Bylaw 11/17 is intended to rezone the area within the bold dashed line in the map below from A-Agriculture Zone to C-Commercial Zone.  The Bylaw also intends to change the building setbacks and reduce the minimum parcel size to 1 acre in the C-Commercial Zone

Affected Land:  The land to be rezoned is legally described as Proposed Parcel HH, NW 36-16-20-W2.

Reason:  To allow the appropriate zoning to accommodate subdivision and development of a proposed building supply warehouse specializing in sun rooms at Proposed Parcel HH, NW 36-16-20-W2.


Public Inspection:
  Any person may inspect the proposed bylaws at the RM of Sherwood Office between 8:00 am and 4:30 pm Monday to Friday excluding statutory holidays.  Copies are available at cost.  The bylaws are also available on the RM of Sherwood website:

Public Hearing:  Council will hold a public hearing on Wednesday, July 12th, 2017 at 5:30 pm in the Council chambers at the RM of Sherwood Office to hear any person or group that wants to comment on the proposed bylaws presented in the order listed in this ad.  Council will also consider written comments received at the hearing or delivered to the undersigned at the RM of Sherwood office before the hearing.
